Why a Builder’s Responsibility Exceeds that of Fire Door Manufacturers in UAE

It can be said that the role and responsibility of fire door manufacturers in UAE ends after they have supplied a well tested and high quality fire rated door for use in buildings, shopping centers, and other such facilities. The role of the building owner, when it comes to the maintenance, inspection, testing, and otherwise proper use of the fire rated doors and dampers - which form part of the HVAC system - is a never ending one for as long as they can be held responsible and liable for the safety of the occupants in the building or facility. 

This blog post aims to explore the responsibilities of a building owner in terms of procuring and installing a passive fire safety system: 

At the first level is the designer. The designer of the building plans needs to correctly identify and make the appropriate concessions for the placement of fire rated doors. These plans and particulars for passive fire safety protection need to be clearly marked. 

Once the designs for a passive fire safety system has been identified, they have to be submitted for approval along with the accompanying maintenance schedules and the like. This is a normal part of obtaining the building consent forms. 

Once the plans have been approved and the fire door obtained, the builder needs to follow the instructions provided by the fire rated door manufacturers in UAE to the fullest extent, making sure that the entire passive fire safety system is installed flawlessly. 

The builder then needs to get the installation of the fire protection system approved and acknowledged. Once this is done, the builder then needs to ensure that the maintenance and inspection schedules of the entire system are carried out when needed. Any change to the passive fire safety system must first be approved by the building authorities.
