The Importance of Fire Rated Access Doors & Other Maintenance Tips for Fire Dampers

Fire dampers are an inescapably important part of a residential or commercial building’s HVAC system. Fire dampers have a fusible link attached to them that melt when the temperature inside the duct goes above the acceptable limit, which closes the fire damper down, thus preventing the uncontrolled spread of the flame.

Fire dampers need to be tested and maintained thoroughly. The initial test of the fire damper is done at the time of its installation, after which it is again performed the following year. According to regional laws and regulations, the fire damper can be tested every 4 - 6 years after the second test. In order to properly test, maintain, and repair these dampers, the presence of fire rated access doors is of paramount importance. These must be fitted in the duct system by air conditioning companies in UAE at the time of installing the ducts in the building.

Fire dampers are essential enough to the safety of the building’s inhabitants and property that any detection of improper functioning must immediately be met with repairs and/or replacements of faulty parts, like springs or crookedly attached panels.

The dampers and fire rated access doors must also be maintained regularly, checking for any signs of physical damage and alien objects and particles that could obstruct its proper functioning. Missing small parts and proper labelling is also a priority.

During testing, ensure that the fire damper is able to close completely to its intended extent.

If the fusible link is found to be damaged it should immediately be replaced by the same type of link. The parameters of the new fusible link, such as size, temperate range, and load limit should be double checked to ensure that they are the same as the link that is being replaced.

These measures are very important because a fire can occur at any time, and if one does occur while a fire damper is waiting to be repaired or is overdue on a maintenance check, not only will the fire spread uninhibited and damage a lot of property and take potential lives, but it will also leave the building owner’s highly accountable for negligent behavior.
